Does anybody happen to know what clauses must exist for an Real Estate agreement of sale to be valid and enforceable?

And out of those clauses are there any that are not mandatory, and should only be there for certain circumstances? This is in Florida

There are none that are required to make it valid. Usually the only thing that makes a contract enforceable is that it is willingly signed by all parties.

To be valid and enforceable it must be signed and dated by all parties. Nothing in it that is illegal can be enforced.

Elements of a Contract. The requisite elements that must be established to demonstrate the formation of a legally binding contract are (1) offer; (2) acceptance; (3) consideration; (4) mutuality of obligation; (5) competency and capacity; and, in certain circumstances, (6) a written instrument.

Varies by state. You should be able to get that information from our state's real estate agency.
